S2 Heights Symphony
My married sister is contemplating to buy a House in Seremban 2 ("S2") area. With much help from my older brother which a part-time property agent, our family has short listed a few properties to be considered. To begin with, we went over to S2 Heights Symphony to view one of the short listed property.

Property Viewing
Property viewing is rather common these days and I would like to share the few top criteria to look into during your visit which might literally save your life!
• Neighbourhood
In this case, neighbourhood refers to your immediate neighbours. Who are they? Are they professionals? Are they singles, couples or family? Are they planning to renovate their house in such a way that will block your view?
The main point here is to not get caught dealing with unreasonable neughbours after you purchase the house. The house may be a really sweet deal but it will no longer be sweet if you have an unreasonable neighbour.
• Security
Security is self-explanatory. What I want to highlight here is to look deeper. For example, do you face queries from the security guard when you attempt to enter the taman? Is the guard alert and aware of foreign cars and people?
Some taman employs foreigners which are cheap in cost but they cannot handle the job properly and hence security of the taman would be compromised. You might want to look deeper into this aspect and feel free to test those security guards.
• Land Area
In a sub-sale deal, agents often can misrepresent the land area. For example, a terraced house of 20x70 could be communicated as 24x70. One way to mitigate such error is to count the tiles. Each and every tile should be approximately 2 ft in length and we should reserve half a feet for the walls at the end of each side. Sum up your count and it should tie approximately to what the agent has communicated to you. Otherwise, please do a proper measurement.
